Position Summary

We are seeking a highly experienced Purchasing / Estimator with proven background in residential construction and strong exposure to National Builders processes. This role will be responsible for estimating, vendor pricing, bid leveling, scope reviews, and purchasing execution for multiple residential projects in the Orlando/Central Florida area.

The ideal candidate is detail-oriented, organized, strong in negotiation, and understands construction budgets, subcontractor scopes, material pricing trends, and schedule-driven procurement.

Key Responsibilities

Estimating & Preconstruction

• Prepare detailed cost estimates for residential projects (vertical + site-related scopes as applicable).

• Perform takeoffs and quantity verification from plans, specs, and addenda.

• Develop and maintain budget breakdowns, cost codes, and estimating templates.

• Identify scope gaps, exclusions, and risk items prior to contract award.

• Support project feasibility by providing cost opinions and value engineering options.

Purchasing & Procurement

• Manage end-to-end purchasing process for trades and materials (bidding → leveling → award → contract execution).

• Issue bid packages and ensure subcontractors receive the latest plans/specs.

• Conduct bid leveling comparisons (apples-to-apples) and support award recommendations.

• Negotiate pricing, lead times, and contract terms to meet budget and schedule goals.

• Coordinate procurement schedules aligned with construction schedules (long-lead items).

Vendor Management

• Build and maintain relationships with subcontractors, suppliers, and vendors.

• Ensure subcontractors comply with requirements such as:

  • Insurance (GL / WC)

  • Licensing

  • W-9

  • Contract compliance

• Track vendor performance and assist with corrective actions when needed.

Contracting & Cost Control

• Draft and/or manage subcontract agreements, exhibits, and scope sheets.

• Support change order pricing reviews, backups, and cost validation.

• Assist PM team with budget tracking, cost-to-complete, and variance reporting.

• Ensure purchasing decisions align with company margin targets and job profitability.

Required Qualifications

• Minimum 5+ years of proven experience in Purchasing and/or Estimating for residential construction.

• Strong experience working with National Builders (production environment).

• Ability to interpret construction plans, specifications, and scopes.

• Solid understanding of:

  • Residential trades (concrete, framing, roofing, MEP, drywall, finishes, etc.)

  • Vendor bid processes and subcontractor agreements

  • Construction schedules and procurement timing

• Strong skills in negotiation, communication, and vendor coordination.

• Highly organized and detail-oriented with ability to manage multiple projects simultaneously.

Preferred / Desired Skills

• Bilingual: English & Spanish (highly preferred)

• Experience with Townhomes / Multifamily-style residential is a plus.

• Familiarity with local Central Florida market pricing and subcontractor base.

• Experience working in fast-paced environments with tight production schedules.

Software & Technical Skills (Preferred)

• Proficient in Excel (bid leveling, cost tracking, formulas, templates).

• Experience with estimating/procurement platforms such as:

  • Procore, Buildertrend, CoConstruct, Bluebeam, PlanSwift, or similar

• Ability to manage documents and workflows digitally (PDF markups, takeoff tools, vendor bid tabs).
