Job Summary:

CFB Homes is looking to hire a Construction Field Consultant to join our team. The Construction Field Consultant is responsible for all construction support aspects of our projects. Oversees the construction effort to ensure projects are constructed safely in accordance with design, specifications, quality, and schedule. This role directly supervises the General Contractor or fully manages the projects that are built directly with the company’s resources. The Construction Field Consultant will determine the project’s needs, set deadlines, track progress, provide contractor and subcontractor feedback, handle and resolve problems and conflicts. The Construction Field Consultant is a self-starter with strong functional skills and will be tech savvy and professional.

Essential Functions:

Preconstruction Planning & Execution

  • Assist the participation in all projects related meetings to include preparation of agendas and publication of minutes.
  • Attends and participates in pre-construction meetings and weekly project coordination meetings with subcontractors.
  • Assists with negotiations, scopes of work, change orders, submittals and RFIs.
  • Assists in the review of plans and other construction documents. Helps manage construction drawings, specifications and related documents.
  • Manage the development of work scopes, logistics plans, and contracting strategies.
  • Review contract documents for constructability and identify issues to be resolved with the engineers, architects and General Contractors when applicable.
  • Analyze and opine on General Contractor’s project schedule for use in bidding and planning and participate in post-bid evaluations.
  • Obtain required approvals and permits from local authorities to start construction. Participate in any required preconstruction meetings.
  • Communicate project plan with stakeholders and affected parties such that there are no surprises at construction start.
  • Develops subcontractor relationships.

Project Administration, Operations, Quality Control and Closeout

  • Work with General Contractor/subcontractors to ensure that all project start-up activities are completed in time to support the planned start of construction (i.e. – site capture, trailer set-up, temp utilities, required permits, vendor/supplier agreements, etc.)
  • Ensure General Contractor’s compliance with corporate safety policy and local/state regulations by all trades on site. Document non-conformance, and ensure corrective measures are implemented. Properly document and manage incidents.
  • Work with General Contractor/subcontractors to update and maintain project schedule as subcontractors are brought on-line, and work progresses.
  • Maintains tight control of the projects scheduling and cost control. Ensure General Contractor/subcontractors are in alignment with weekly plans, and the work flows in a smooth and productive way.
  • Identify conflicts and work with General Contractor and subcontractors to resolve. Hold General Contractor/subcontractors accountable by tracking compliance to previous weeks plan.
  • Perform quality control duties and responsibilities regarding the work being performed. Monitor materials being provided and work being performed to ensure it complies with the standards set forth in the Construction Documents.
  • Issue notices of non-conformance to General Contractor/subcontractors regarding quality of work or scheduling. Ensure General Contractor/subcontractors have corrected all deficiencies identified by project team.
  • Prepare detailed and timely daily reports to ensure all aspects of progress, incidents, and atypical events are documented.
  • Gain familiarity with local jurisdiction’s rules and regulations to keep design and construction progress on track to meet project goals.
  • Observe and interface with General Contractor/subcontractors to enforce responsibilities, monitor work performance and productivity, and coordinate project changes.
  • Monitor work for potential cost impacts and communicate such impacts with Management.
  • Work with architect, engineers, General Contractor and subcontractors to ensure work orders and submittals are processed in a timely manner and material is available to support construction progress
  • Responsible for reviewing monthly pay applications for accuracy and compliance. Assist in reviewing miscellaneous invoices for validity.
  • Facilitate final inspection, punchlist, and local approval processes to achieve project objectives related to occupancy, turn-over, and move-in
  • Walk all units, common areas, site and skin weekly on project daily to monitor activities and assist in future planning.
  • Assist in managing Owner controlled consultants.

Personal Qualities and Competencies:

  • Effectively facilitate and lead meetings and achieve their objectives.
  • Superior leadership skills with ability to align internal and external resources to a common set of objectives.
  • Knowledge of building codes and related laws and ordinances.
  • Knowledge of various types of building construction materials and methods and stages of construction in order to be able to determine when violations and defects may most easily be observed and corrected.
  • Ability to manage change and maintain flexibility without losing sight of the goal.
  • Experience in researching, selecting and working with General Contractors or directly with subcontractors.
  • Areas of experience include: utilities, building construction, and land development.
  • Strong knowledge of construction documents and exposure to civil & building design.
  • Motivated, team player, organized, and good communication skills to the front of the line.
  • Ability to communicate effectively with internal and external team members from all levels of the corporation including Partners.
  • Conduct field inspections of work in progress or completed projects under approved building permits for conformance with the Florida Building Code, and other national and local codes and ordinances.

Qualifications and Education:

  • A minimum 15 years of field experience with residential building construction is required.
  • A college degree from an accredited university is required
  • Established sub-contractor relationships in Central Florida are preferred.
  • Computer skills with MS Office
  • Ability to read project drawings required
  • Experience should be mostly in residential development and include all elements of the construction lifecycle from development to completion of the projects.
  • The ideal candidate will have served in a General Superintendent or Director of Field Operations role before.
  • Bilingual (Spanish) preferred.
  • General Contractor License a plus.

Physical Demands:

This position requires frequent standing and walking with occasionally bending over or reaching overhead. Pulling, lifting, or carrying up to 100 pounds.

Work Location:

This position is primarily on site. This position will regularly be exposed to varying outdoor weather conditions. This person will have to commute to multiple job sites within a given week.

Schedule:

Monday-Friday: 7am-4pm (subject to change)
